Thank you for choosing to book with Willowbrook Manor English Teahouse and Farm Stay. We look forward to welcoming you to our farm. By making this booking you are entering an agreement with Willowbrook Manor. Please read our terms and conditions of booking below. Your electronic signature will serve as agreement to these terms.

Your privacy is critical too us. Any data collected during the course of this booking will be confidential and not shared with any third party.
Reservations are required. Minimum stay is two nights. The price includes accommodations, morning tea and scones and state and local taxes. Special rates for extended stays are available.
Kindly notify us immediately if there is any potential change in your booking.
Cancellations must be received at least five days in advance of reserved date for a full refund. If cancellation is received within five days of reserved date, one night’s room rate will be charged contingent upon our ability to re-book the room. All cancellations are subject to a $25.00 service fee. No refunds for early departures.
Non-availability of Accommodation – We would only cancel your stay if your accommodation was unavailable for reasons beyond our control. We would then refund your reservation. Our liability would not extend beyond this point.
Check In is between 3:00 p.m. and 9:00 p.m. Check-ins later than 9:00 p.m. must be requested in advance of arrival day. It is much appreciated if you will notify us of your estimated time of arrival. Please call or text the day before or morning of arrival. The farm is gated, so you will need assistance to get in.
Check Out is at 11:00 a.m. Please leave your room key(s) on the desk in your room. A $25 charge will be assessed for lost or missing room keys.
Room occupancy limits are two people per room (with the exception of a the Rosemary Room which sleeps up to four). We welcome children and can provide a travel crib by prior arrangement and free of charge. Willowbrook Manor is a teahouse with lots of breakable items within reach. We are in no manner child-proof for toddlers or children. For guests bringing a child, the child is to remain under the guest’s full and complete control and supervision at all times. The guest accepts full and complete responsibility for their child’s behavior and will not hold Willowbrook Manor liable in any way and will indemnify and hold Willowbrook Manor harmless.
No Parties or Events unless previously contracted.
No Commercial Photography or Filming unless previously contracted.
Pets cannot be accommodated. Willowbrook Manor is a working farm with indoor cats and dogs and outdoor chickens and geese.
Guest rooms do not have TV. Guests are encouraged to bring their own electronic devices and can log into Willowbrook’s WiFi.
Willowbrook Manor is not responsible for your valuables.
Willowbrook Manor a NO SMOKING-establishment. No smoking or vaping is allowed. Evidence of smoking or vaping may result in a $250 cleaning.
Parking is free. Please provide advance notice if you require parking for an oversized vehicle / trailer.
Noise should be kept to a minimum. Willowbrook Manor is a peaceful property. Noise must cease during the following hours:
Friday and Saturday from 10:00 p.m. to 8:00 a.m.
Sunday through Thursday from 9:00 p.m. to 8:00 a.m. Willowbrook Manor is an operating farm, surrounded by other farms. Occasionally there is farm equipment noise.
Food and beverage. Tea and scones are served every morning from 7:30 to 9:00. Each guest room has its own mini fridge and Willowbrook’s kitchen microwave is available for guest use. The kitchen tea kettle, teapots and Willowbrook’s signature loose-leaf teas are also available for guests any time day or night.
The Manor’s Kitchen stove, ovens refrigerator and dishwashers are restricted to staff use only for the health and safety of our guests.
The burning of any type of combustible is not allowed in the guest room(s) or on the premises. This includes, but is not limited to, candles and incense.
Damages and Breakages are the responsibility of the guest. Please take care when staying on our farm. We ask that you do report any incidents when they occur. We do not normally charge for minor breakages, but we may if the damage or breakage is significant.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees.
Willowbrook Manor reserves the right to terminate the balance of any guest’s stay without refund for any behavior that is in violation of the above Conditions, or that disrupts the operations of Willowbrook Manor. Guests asked to leave will be charged for the entire reservation. Other fees may be assessed related to missing or damaged property, cleaning fees, loss of room use fees as appropriate and determined by Willowbrook Manor.

SERVICES AND AMENITIES:

While Willowbrook Manor makes every attempt to offer all services and amenities below,
we cannot guarantee these services:

Games – Board games are available in the tea room bookcase.
The East Lawn boasts views of Skagit Valley with the Cascade mountains in the distance. Badminton, croquet, bocci ball and kites are available for recreation.
E-bikes can be rented for self-guided tours along the Cascade Trail.
Gardens and Grounds – There are garden paths to wander and quiet nooks to sit and meditate. The cottage greenhouse is perfect for rainy day book-reading. S’more kits are provided for evenings by the fire pit.
The Summer Tea Tent is the quintessential place for tea and scones. Or for relaxing and enjoying the view.
Work in the Chamomile Field can be part of your farm stay. Planting, weeding, and harvesting are healthy ways to connect with nature. Hats, gloves, weeding seats and harvest combs are provided.
Guest Information – Area dining, shopping, entertainment and attractions are available for the asking.
Gift Certificates – Willowbrook Manor offers gift certificates for future stays.

Breakfast is served from 7:30 – 9:00 a.m. daily. If you require an earlier breakfast time, please let us know at least one day in advance. Any dietary restrictions or allergies must be noted on your reservation.
